Use the Documents tab on the eFolder to request and manage documents. Documents include loan forms, loan-related files, and settlement services that you receive from borrowers and service providers. The Documents tab also records the ordering and receipt of loan documents, and tracks document-related activities wherever they take place in Encompass. For example, if you order an appraisal from the Services tab in a loan file, the request is recorded on the Documents tab in the eFolder.
If you select a Document Group from the drop-down list, only the documents in the selected document group will display in the Documents list.
Documents that have file attachments associated with them will display a file (paper clip) icon in the Attachments column. Documents that have underwriting conditions associated with them will display a condition icon (yellow rectangle) in the For Underwriting column.
You can add eFolder documents from the Documents tab or from the File Manager. When you add a document, you have the options of adding a new document or adding one or more documents from the Document Sets.
To add a new document:
On the Documents tab, select the Document Group to which you want to add a new document, and then click the New icon.
Select Add a new document and click OK.
On the Document Details window, in the Details section, enter or select a name in the Name field.
In the For Borrower Pair field, select a borrower.
In the For Milestone field, select a milestone with which to associate the document.
If the document is a supporting document for a condition, the Conditions field lists the conditions with which the document is associated.
To make the document a supporting document for a condition, assign the document to a condition.
To assign the document to a condition:
Click the Condition button.
Select a condition type from the Conditions list.
To assign the document to an existing condition, select the check box for one or more conditions, and then click Close.
To assign the document to a new condition, click the New icon, select the type of condition, and then click OK.
