To run DU or LPA, click on the Services tab then click on “Request Underwriting.” Select either “Fannie Mae DU on ePass” or “Freddie Mac’s Loan Product Advisor System to System.”
Select “Submit to DU on ePass”
In the pop-up window, make sure:
Institution ID = Default Institution
Checkbox that says “Continue without passing credit reissue information” = not checked
Account Number and Password have your Credit Plus credentials. Individuals do NOT have credentials to DU (company credentials are saved in the system).
You will NOT need to input individual credentials. The company credentials are saved to Encompass.
If you pulled credit multiple times, check the Credit Reference Number to make sure it matches the report you wish to use.
Click the Submit button
I’m trying to run DU but get an error that says “REO Property Disposition Code.”
Navigate to the VOM screen and check to see if you have a property record that is missing information or if you have a black record that simply needs to be deleted
The present housing expense doesn’t seem to be picking up correctly
Navigate to the Loan Submission form and locate the Primary Residence section. If they currently own the property, the information you entered in the VOM screen may not match this info because the fields are not linked.
Ratios in Encompass are not matching Desktop Underwriter (DU).
One Possible Answer:
Check your income and liability figures in the back of DU. See what is/isn’t being accounted for. In this example, you have a self-employed borrower whose income isn’t being picked up by DU. If we check the VOE Form in Encompass, the income was input in the “Base Pay” field but not in the “Monthly Income” field and the “% Business Owned” was not completed.
(DU) is picking up the subject property as a Detached Condominium, but it’s Attached. The Property Type, Project Type and Project Design Type on the *URLA 2020 Summary_PMG Form show the correct info. The Property Type on the Property Information Form shows the correct info. How do I fix this?

DU was not counting a Gift in the Total Assets. Why?
Answer:
Gifts were indicated as “Deposited.” AUS is programmed to think that the Gift Funds have been deposited into the borrower’s Checking/Savings so it doesn’t double-count the Gift.
DU is giving me an “Error” Status response that says “WARNING – LIABILITY / ACCOUNT/IDENTIFIER (LIABILITY_1) – String 30 format required.” How do I resolve this?
Answer:
DU doesn’t like the format of the account number (most likely because of spacing or symbols). Manually delete the odd characters and re-run.
LPA is giving me an Error code: MERGED CREDIT ORDER*ERROR: Borrower ERNEST RUEDAS XXX-XX-1234 does not match reference number. How do I fix this?

In the fourth section, you’ll find the “Construction Method Type” field. Select an option from the drop-down.

Check the VOR screen
If there’s a line item for an address but no address information listed, LPA will give this error. Simply make sure a complete address is input if necessary or delete the entire line item.
LPA Error: Employment Monthly Income Amount is required for a self employed borrower or borrower provided previous employment
Solution:
Input the approximate monthly income the borrower received in the Previous Employer entry
